Internet House Buying Companies...

  1. Hi,

    There has just been a advert on the telly about the companies that buy houses. They freely say they offer below market value, fair enough, and they are aiming at people who need / want a quick sale, perhaps through bereavement or divorce.
    I’m just curious where they get their figures from? A house that’s valued at £200k as an example, where would their offer be? £120k, £150k, £180k? Where do they get their figure of market value, similar properties, previous sales, independent valuations? Is it really the speedy transaction they claim or are they the blood sucking leeches on society that a recent internet search seems?

  3. Typically they offer 70% of the market value, much the same as house builders that will do a trade against a new build. So if the market valuation is £200k they’d offer in the region of £140k.

  5. House builders get a “local” estate agent in to give a market valuation......then they reduce it by 30% to make you an offer.

  6. When we contacted them for our farmhouse in Norfolk in 2008, it had been up with an agent for £249,999. I presume when the mrs at the time contacted them, they must have looked for current/recent adds plus zoopla which shows the properties sales history. They then offered £185,000

  9. The internet house buyers also charge you handsomely for a survey and if you don’t go through with the sale Because their offer is so shit it sucks to be you because they’ve got your survey money
     
  10. This business sounds interesting... dont forget they are paying stamp duty on 100% of the price paid.
     
  11. If you don't like the house value set by them then don't sell,easy peasy decision making & not rocket science.

    I saw the advert on TV the other day. Usually I have to put up with the target ads looking to 'free up some equity' for old people who want to stay in their homes. This stood out as it was quite blatant that you'd be selling your house on the cheap and they made no apology for it. o_O I suppose nobody is being forced here, but these parasites will be taking advantage of all sorts of people who want a quick sale for a number of reasons.

  15. But don’t moan when they’ve had the money out of you for a survey though as rules is rules and moaning after the fact just makes people sound like those whingers trying to change the brexit vote
