Probably a bit like how longs a piece of string, but can anyone provide a range of cost for a small extension? 8m x 1.5m two stories with added plumbing for en suite? Just trying to gauge cost vs benefit of investing in extending house or buying bikes lol No plans or anything, just thinking out loud
It’s in the side of the house, that extra real 4’ would make a lot of difference in the bedrooms and allow us to add a new front entrance the the house, it’s on the side at the mo

2K/m2 seems steep to me. It was £1000 for years but round here at least small works should come in around 1.5-1.8K If its a level, accessible site with existing drainage in place (that doesn't need to be moved) room expander extensions like this are usually logistically pretty straightforward as long as you're not on sandy ground or something as the new foundation is very close to the original. I'd budget 1.7K. All very ball-park though without seeing site or plans.
You can do it for under 50k i would have thought easily. Also find a contractor who isn't vat registered like me per say!

My bike room was about £20k, 2.3m internal x 8m internal, so would probably have been double going upstairs as well. Found a bricky, electrician and joiner seperatly and did superficial bits myself. That included 2 x triple glazed patio doors and solid oak flooring. Cheapest all in quote was nearer £30k.
Got a single garage and a 6x12 ft shed on the side that would be moved to accommodate 6x17ft extension to the garage. Got power, just foundation, walls and extend the flat roof I’m guessing. Then I can start collecting bike too
Her kitchen comes first. Bathroom starts Monday, hope to do kitchen by Christmas then garage door extension next.
Hmmm, this is interesting to me too - are those rates good for greater London? When we did a bit of looking, one thing that makes a real difference is how big the openings are (the bigger the opening, the bigger the support over it needs to be, and so the heavier, and you run into fun and games with supports, and how to get it in in the first place).
We had to have a whacking great RSJ in our extension due to extending the kitchen out, but not the bathroom above. It’s actually so big, it’s bigger than the space between the floors so we’ve had to create a step up in the bathroom above it. That step is now a raised platform the bath sits on. That RSJ added over £1k to the build straight away.
